Building Committee Presentation – given Nov12/13th 2022

Thank you Father for the opportunity to speak to the parish this weekend about our future building addition.

I would first like to recognize the people that have contributed to the Capital Campaign, Holy Family Building Fund and families who have bequeathed money.  To date, you have contributed $220K to the Capital Campaign which represents approximately 70% of the total commitment of $320 K.

So what’s going on with our addition?

  • Allan Avis Architects located in Goderich were selected for the design, build and tendering processes. We have a great working relationship with Jason Morgan, son of Bev and Jim  Morgan of our parish.
  • Allan Avis has provided practical suggestions to maximize the useable space in our design. New drawings have been created and are on display in the Narthex.
  • An on-site Hazardous Material Assessment was completed. This is a requirement of all contractors prior to building.
  • The Mechanical and Electrical Engineering Teams supporting Allan Avis are approaching the halfway point in the design process.
  • While the engineering team was assessing the Heating and Cooling systems on the roof, they noticed that the flat roof over the Narthex/Lenhardt room is starting to delaminate resulting in some of the leaks we’ve seen in the past. This is something that we must address and would be more cost efficient to replace the roof when the addition is built
  • Allan Avis architects have provided a Cost of Building Estimate of $1.5M

The Building Committee went through the estimate and highlighted some items that significantly contribute to the price:

  • The estimated removal/replacement cost for the degraded Narthex/Lenhardt roofs is $200K.
  • Installation of interior fire doors estimated cost/door is $2400. Exterior doors $4200.
  • We opted for an unfinished basement which includes:
    • Studs, insulation and unfinished drywall.
    • Roughed in bathroom area
    • Efficient lighting.
  • If we decided to completely finish the basement, the estimate would increase by $120K bringing the total estimated building cost to $1.62 M.
  • The renovated kitchen is classified as a commercial kitchen and requires a fire suppression exhaust hood at $35K as well as an upgraded fire alarm system not included in the price.
  • Plumbing/Electrical $100K.
  • With the uncertainty of supply pricing due to covid and contractor backlogs, the estimate includes a $300K contingency.
  • The cost/square foot is approximately $370. However, that does not include any renovated sections such as office areas and Narthex/Lenhardt roofs.

The big question now is how do we proceed?  Based on finances available from the Capital Campaign and bequests received, we have approximately $1 M.  That means if we were to build now, we still need $500K in either loan or fund raising activities.

The decision to build is a huge decision and affects everyone in the parish.  The estimated cost of $1.5 M is double what we expected based on quotes 2 years ago.   The Building Committee was extremely disappointed with the estimate as many of you are now.  The purpose of our addition is to fulfil God’s plan for our parish and there are 2 scripture readings that help put things into perspective at this time:

  1. From Matthew: If you have faith the size of a mustard seed, you will say to this mountain, move from here to there and it will move and nothing will be impossible to you.  We only want to move enough dirt to put in a 1500 square foot addition.
  2. From Ecclesiastes: For everything there is a season, and a time for every matter under heaven.

The Building Committee agrees that we should build but not at this time.  Economists are predicting a downturn in the economy in 2023 and markets would correct sometime in 2024.   It comes down to faith, patience and trust in God’s plan with this project as stated in scripture.  Our suggestion is to pause the build until it makes economic sense.  Let me explain what pausing the build means and the impact:

  • Please continue your contributions to the Capital Campaign and Holy Family Building Fund as we still need the money.
  • All architectural design and bid ready documents would be completed and shelved. This is what most communities and companies do when they are awaiting grants and funding.
  • Monitor market conditions and determine a good time to tender the project. Consult with local building experts.
  • The cost of resuming the build would be only 2 days of Architect prep work prior to tendering the project (minimal impact).

As mentioned earlier, this is a big decision and it affects everyone in the parish.  We need to get your input on this decision.  After mass ushers will be distributing surveys.  Please prayerfully complete the surveys and bring them back by next weekend Nov 19/20.  There is a drop box located on the Welcome Table in the Narthex to place your completed surveys.  I would encourage you to take a look at the new drawings in the Narthex.  Members of the Building Committee will also be available after mass if you have any questions.  We will report back to you in 2 weeks with the survey results.  Thank you for your time.
